Oxfordshire-based specialists in remote handling activities in hostile environments, specifically for nuclear fusion and decommissioning

DEFINE:

Having previously worked successfully with this business, EFM were appointed to take up the reins of an existing project to build and lease-back a bespoke office and warehouse building.  In addition, to manage dilapidation negotiations and works on a vacated building.

Take stock of the current status, conditions and stakeholders for the new building and move the project forward.

Liaise with stakeholders for dilapidations work and obtain costs for all relevant works.

DESIGN:

Meet with all stakeholders and create an outline budget and timeframe for both elements of the project; push forward towards agreement of Heads of Terms for the new building with agreement from all parties.

Take stock of condition of existing building and potential dilapidation works, obtain dilapidations schedule from landlord and review schedule and lease to ascertain responsibilities.  Commence negotiations with landlord’s surveyor.

DELIVER:

The new building project was caught-up in a change of financial reporting rules, the up-shot of which was the parent company could not approve the required spend at that time. As part of another smaller project for this client, EFM has since found and secured an existing building which is a perfect fit for the Oxford-based company’s requirements. As a direct result of this, the client decided for operational reasons, to re-occupy a large part of the original building, thus changing this to a small move project which was completed in February 2020.
